What we repair most often

• Missing or lifted shingles — usually from wind, sometimes from age-related sealant failure. Replaced course by course, matched to the existing shingle where the manufacturer and color are still available.
• Failed flashing — at chimneys, vent pipes, and roof-to-wall transitions. The most common source of a leak that seems to come from "nowhere," since the shingles around it can look fine.
• Nail pops — nails that back out as the deck expands and contracts through freeze-thaw cycles, eventually working through the shingle above them. Visible as small raised bumps or cracks in a straight line.
• Isolated leaks — a stain on the ceiling doesn't always mean the whole roof is failing. Tracing the actual entry point (which is often several feet from where the stain shows up, since water travels along the deck before it drips) is most of the work.

Repair or replace: the actual decision factors

Age is the first thing people ask about, but it isn't the deciding factor by itself. A roof under about 15 years old with isolated, single-cause damage is almost always a repair. A roof already showing widespread granule loss, multiple independent leak points, or damage in several different sections points toward replacement, because a repair on a roof that's already near the end of its service life buys a short delay at a real cost. How repairs are priced

Repairs are priced by the square (100 sq ft) of affected roof area plus a flat trip/inspection charge, not as a percentage of a full roof replacement. A small flashing repair and a full-slope shingle repair are priced very differently, and the estimate reflects that before any work starts.
